Hi, my name is Ashley Oshinsky and I’m the founder & Principal Associate Broker of Higher Living Real Estate.
I help millennial families in Metro Detroit sell the starter home and buy the bigger one without falling apart in the middle of it.
I am also a wife and a mom of two young kids. I know what it is like to balance all of it. Showings scheduled around nap time. A huge financial decision on the table while somebody needs dinner. Trying to have a serious conversation with your partner about money after a day that already took everything you had. When I tell you I understand, it is not a line. I am living the same season you are.
Why I do this work
I lived in 15 different places in 30 years. My parents divorced, we moved a lot, and during the recession I watched my childhood home go into foreclosure. Most of my family worked in mortgage and real estate. In 2008 they lost their jobs and their businesses. The world I had known for 18 years changed in about a year.
Home stopped being a place for me and became a feeling. That is still how I think about it.
The degree everyone told me was useless
At 22 I was finishing a bachelor’s degree in Communications at Oakland University and looking for work. I took a part time office manager job at a boutique real estate firm in downtown Royal Oak. I got licensed a few months later and closed my first sale that same year. It was the first thing I had ever found that actually fit.
For a long time I assumed that degree was going to go to waste. It turned out to be the most useful thing I brought into this business.
Real estate is not really about houses. It is about people making a large, emotional, expensive decision under a deadline, usually with a partner who is not quite on the same page yet. That is a communication problem before it is a real estate problem. Almost every deal that goes badly goes badly because somebody stopped explaining things.
What I studied at Oakland University is exactly that. How to say a hard thing clearly and kindly. How to listen for what someone is not saying out loud. How to keep every person in a transaction informed so nobody is sitting at home guessing. How to write something down so it cannot be twisted later. How to negotiate without turning it into a fight.
It is also the thing my clients bring up more than anything else. The reviews say the same sentence in different words. She always picked up. She explained it in plain English. I never once had to wonder what was happening. That is not luck and it is not personality. It is what I trained for, and it is the standard I hold my whole brokerage to.
Building Higher Living
In 2022 I got my broker license and opened Higher Living Real Estate. I was six months pregnant with my second baby and had a toddler running around. I built this brokerage myself with no corporate backing, and I have run it that way ever since.
The Curated Method
Most of my clients are not confused about what they want. They are stuck on how it all lines up. They have been up at midnight scrolling Zillow, running numbers, asking ChatGPT what happens if the sale falls through. The problem is sequencing, not information.
The Curated Method is how I fix that. Three parts, in this order.
Calm. We take the panic out first. You cannot make a good decision about a house while you are afraid of the timing.
Clarity. We map the actual sequence. What your home sells for, what you qualify for, what happens on which day, and what the backup plan is if something moves.
Curation. I bring you the short list. Not every house that matches a filter. The handful that actually fit your life.
